Mazaya Launches a New Phase of Expansion with the Debut of “Town Ten” in New Orabi, El Obour City

Mazaya Developments has announced the launch of its latest flagship project, Town Ten, located in New Orabi, El Obour City. The announcement took place during a major press conference, coinciding with the signing of a strategic partnership with Infinity View, a subsidiary of Saudi Arabia’s Advanced Systems Group, specializing in integrated project solutions, contracting, and construction management. This partnership reflects a shared vision to deliver an integrated urban community built to the highest technical and engineering standards, Invest-Gate reports.

The project marks a pivotal turning point in Mazaya’s trajectory, representing its first expansion outside the New Capital and underscoring the company’s strategic commitment to targeted growth in high-potential investment hubs.

Eng. Mohamed Allam, Chairman of Mazaya Developments, stated that the launch of Town Ten is a landmark milestone in the company’s decade-long presence in the Egyptian market. He emphasized that the project stands as the culmination of a long journey built on trust and reliability, embodying Mazaya’s vision to deliver integrated urban communities that offer tangible, long-term value to clients and investors alike.

Allam noted that the Egyptian market continues to offer robust investment opportunities, particularly in new urban centers. This economic vitality encouraged the company to launch its premier project in El Obour City, recognized as one of the fastest-growing and most attractive destinations for both residential living and investment in the coming period.

For his part, Mohamed Mostafa, CEO of Mazaya Developments, stressed that Town Ten was engineered to deliver a holistic lifestyle experience centered on quality of life, rather than simply offering residential space. Spanning 25 acres, the project occupies an exceptional elevated vantage point directly at the entrance of El Obour City.

A Prime Location and Life-Centric Design

Mostafa explained that the site’s natural elevation enabled the company to incorporate panoramic views and vast green spaces alongside a meticulously planned distribution of buildings and amenities. This layout guarantees maximum privacy, comfort, and an elevated standard of quiet luxury for residents.

He added that Town Ten introduces an urban concept tailored to the specific needs of the region, answering the demand for self-contained, low-density communities rich in greenery, open areas, and leisure facilities.

The development shares its outer boundary directly with the Ahmed Orabi Community, featuring unhindered green vistas. It sits directly on the Line 10 Axis, offering immediate connectivity to the Belbeis Road, the Middle Ring Road, the Ismailia Desert Road, and the Line 7 Axis.

Furthermore, the project is situated near key essential services, including El Obour General Hospital, City Club, major educational institutions, El Obour City Authority headquarters, the Real Estate Registration Office, Imam Abu Hanifa Mosque, and Orabi Church.

Mostafa highlighted that Mazaya partnered with an elite group of specialized engineering, design, and operations consultancies to ensure architectural brilliance and operational excellence. The consultancy consortium includes Sabbour Consulting, Incommercial, Arke, Scale Up, Acadio, and RECO.

Town Ten features a comprehensive suite of world-class amenities, including swimming pools, a clubhouse, a lagoon, a skywalk, a rooftop café, BBQ areas, a fitness center, children’s play zones, bike trails and storage, a padel court, a gaming lounge, a business lounge, an outdoor cinema, and event venues.

The community is also equipped with meditation plazas, water features, accessibility services for people of determination, Wi-Fi in public areas, EV charging stations, direct elevator access to parking garages, dedicated recycling facilities, automated waste management systems, advanced security, fire safety protocols, and intercom networks.

Residential unit sizes start at 113 square meters, with a variety of flexible floor plans designed to suit diverse lifestyle requirements. Mazaya is offering flexible payment plans starting with a 5% down payment and installment periods extending up to 8 years.

Closing his remarks, Mostafa reiterated that Town Ten represents far more than a single addition to Mazaya’s portfolio—it anchors a broader strategy driven by prime site selection, context-tailored real estate products, and high-caliber industry partnerships. Town Ten embodies Mazaya’s modern vision for New Orabi: an elevated, serene, and green residential sanctuary.

Strategic Partnerships and Industry Expertise

Eng. Al-Waleed Al-Otaibi, General Manager of Infinity View and Vice Chairman of Saudi Arabia’s Advanced Systems Group, expressed confidence in the partnership. He noted that Mazaya’s clear vision, professional management, and commitment to delivering distinct real estate products were the key drivers behind the collaboration, emphasizing that cross-border partnerships are the cornerstone of impactful development.

Al-Otaibi added that the project stands as a testament to the strong economic ties between Saudi Arabia and Egypt, serving as a benchmark for regional cooperation in the real estate sector.

Eng. Mohamed Samir, Chairman of Arke and lead architectural consultant for the project, highlighted that the architectural framework gives Town Ten a distinct identity. The design fully leverages the site’s natural topography to strike an ideal balance between aesthetic elegance and functional performance, ensuring sweeping views, fluid movement, and expansive open space throughout the community.

Eng. Amr Assem, Head of the Design Sector at Sabbour Consulting, the project’s engineering consultant, expressed pride in collaborating with Mazaya on this next-generation development. He noted that the project reflects seamless coordination between developer and consultant from the initial planning stages, setting a new benchmark for El Obour City.

Finally, Eng. Waleed Abdel Ghaffar, Chairman of ProMEP Engineering, outlined the advanced electromechanical solutions integrated into the project. Designed to maximize energy efficiency, operational safety, and maintenance accessibility, the MEP infrastructure is engineered to preserve the asset’s structural integrity, functionality, and investment value over the long term.
