Modon Developments and Bin Baz Expand Hospitality Investments Through Partnership with Campbell Gray Hospitality

Modon Developments has signed a strategic partnership and cooperation agreement with UK-based hospitality brand Campbell Gray Hospitality to manage and operate two hotels and provide professional hospitality services for units and villas at Modon Golf Town in Sixth Settlement, East Cairo, and Villagio Gray in October City, Invest-Gate reports.

The signing ceremony was attended by Ahmed El-Baz, Board Member of Modon Developments and Chairman of Bin Baz; Eng. Hossam El-Sergany, Chairman of Modon Developments; Eng. Kamal Fayyad, Vice Chairman of Modon Developments; Ahmed Osama, CEO of Modon Developments; along with senior executives from Modon Developments, Bin Baz, and Campbell Gray Hospitality, as well as a number of public figures and media representatives.

Under the agreement, Campbell Gray Hospitality will manage and operate a hotel and luxury units within one of the phases of Modon Golf Town, owned by Modon Developments in Sixth Settlement, New Cairo.

In addition, a tripartite cooperation agreement has been signed between Modon, Bin Baz, and Campbell Gray Hospitality to manage and operate a hotel and provide hospitality services across all units at Villagio Gray in October City, a joint development between Modon Developments and Bin Baz Contracting.

During the press conference, Modon Developments presented a video showcasing the latest developments across its projects in East and West Cairo, alongside live site footage highlighting construction progress.

Ahmed Osama, CEO of Modon Developments, provided a detailed overview of construction progress across the company’s projects and its delivery plans.

Osama said the company has achieved significant construction progress across its projects in the New Administrative Capital, with the structural works fully completed at The Tower, Modon Mega Tower, and Modon Hotel & Residence.
He added: “The company is also accelerating construction works at Green River Tower in the New Administrative Capital. The project comprises a 30-story tower located directly on the Green River. Only 10% of its units have been marketed so far, while 15 floors have already been completed. The company plans to launch the remaining 90% of the project’s units once construction works are completed.”

He noted that the company is preparing to begin handovers at Villagio, located in the Golden Square of 6th of October City, soon—just two years after its launch. Around 90% of the construction of Egypt and the Middle East’s first football academy at the project has also been completed. The academy is operated under the leadership of Italian football legend Francesco Totti and is scheduled to open soon.

The CEO further noted that Modon Developments has three projects in the Golden Square of Fifth Settlement—Boutique Village, Boutique Business Village, and Boutique Village 2—with more than 65% of construction works completed across the projects.

Modon Developments’ portfolio also includes Lagoons Al Alamein on the North Coast, developed in cooperation with the New Urban Communities Authority and RO Contracting and Real Estate Investment.

Villagio Gray

Ahmed El-Baz, Chairman of Bin Baz Developments and Board Member of Modon Developments, revealed further details of the companies’ first joint project, Villagio Gray in New October City.

The project spans 22 acres and is located directly on Dahshour Link, close to major tourist attractions, including the Grand Egyptian Museum and the Pyramids.
El-Baz explained that Villagio Gray is an integrated mixed-use development featuring a variety of residential and commercial offerings, including villas, apartments, commercial and administrative spaces, and hospitality services.

Villas account for 80% of the project’s residential component, while buildings are limited to a maximum of three floors. The development has been designed with a low building footprint of no more than 16.5%, ensuring greater privacy and comfort for residents while maximizing green spaces and amenities.

He noted that the project’s commercial component will be developed entirely along the main road frontage, outside the gated residential community. This design provides residents with greater privacy while enhancing the project’s and the surrounding area’s value.

The development will also include a 90-room hotel, while all residential units, including apartments and villas, will benefit from hotel-style management and hospitality services provided by Campbell Gray Hospitality.

El-Baz stated that total investments in Villagio Gray exceed EGP 11 billion, with construction scheduled to begin once the necessary licenses and permits are secured. Bin Baz will also undertake the project’s contracting and construction works, while Modon Developments will serve as the project’s real estate developer.

He added that Villagio Gray is the first project to be developed under the companies’ broader strategic partnership, with plans already underway to launch additional projects in New Cairo and on the North Coast.

Long-Term Strategic Partnership

Hossam El-Sergany, Chairman of Modon Developments, said the partnership with Bin Baz stems from the alignment of the two companies’ vision and ambitions.

He highlighted Ahmed El-Baz’s track record of success across several economic sectors and his vision for creating added value through expansion in the real estate market.

The partnership will also support Modon’s rapid expansion and enable the company to pursue its strategy of developing projects ahead of sales without relying on bank financing.

El-Sergany added that the cooperation with Campbell Gray Hospitality is part of Modon’s strategy to strengthen integrated hospitality services across its developments and align with the Egyptian government’s plans to expand hotel developments operated and managed according to international standards.

He emphasized that the partnership also aims to deliver projects that create greater value for the real estate sector while offering customers strong investment returns.

Campbell Gray Hospitality will manage a 110-room hotel at Modon Golf Town in Sixth Settlement, in addition to providing hotel and hospitality services to selected units within the development.

Modon Golf Town is positioned as the first fully integrated residential resort built around a golf course, with units offering direct views of the golf course and expansive green spaces.

The development is designed to provide residents with a distinctive lifestyle combining sophistication, tranquility, open green spaces, and sustainability.

For his part, Saad Audi, Chairman of Campbell Gray Hospitality, said the cooperation with Modon Developments and Bin Baz represents an important step in the company’s strategy to expand in the Egyptian market by delivering professional hospitality services that meet the highest quality standards.
