
M Squared, the real estate arm of Intro Holding, announced that 65% of the units scheduled for delivery in 2025 at its flagship North Coast project “Masyaf Ras AlHekma” have been handed over between six to twelve months ahead of schedule. The achievement highlights the company’s commitment to setting new benchmarks in coastal real estate development, Invest-Gate reports.
The project, which also includes Egypt’s first-of-its-kind boutique hotel “Marmarica Boutique Cabanas,” recently expanded its capacity by 60%. M Squared expects project sales to reach EGP 2.7 bn by the end of October 2025. Today, Masyaf offers a vibrant community with 17 operational outlets for dining, retail, and wellness, ensuring residents enjoy a fully integrated lifestyle from day one.

Masyaf Ras AlHekma has introduced innovative property concepts, including sea-view “Staggered Chalets” positioned 30 meters above sea level, “Water Villas” floating on lagoons, and family-oriented “Lagoon Chalets.” These designs, unique to the North Coast, have significantly strengthened the project’s sales performance and reputation.
Beyond residential living, the project aims to position itself as a destination for medical tourism and health wellness, by providing integrated services including thalassotherapy and spa treatments. In spring 2026, it will launch The Reset Program, a seven-day wellness retreat offering fitness, detox, and weight management solutions. Additionally, extending the summer season until October aligns with Egypt’s national vision of transforming the North Coast into a dynamic year-round hub.
The success of Masyaf Ras AlHekma is also driven by partnerships with leading operators and brands such as Wander, Birdnest, Sigma, Fluidra, Olive Tree, TBS by the Sea, and F45. Environmental responsibility plays a central role, with collaborations in place to protect and regenerate Ras Al Hekma’s coastline while maintaining its natural ecosystem.
