It also includes a health club and pedestrian-friendly open spaces designed by Raef Fahmi Architects, who adopted a minimalist approach emphasizing natural light and functional simplicity to create a seamless work–life balance.
Situated along the E-Ring Road in the heart of the Sixth Settlement, Grounds covers 50 acres and integrates residential, commercial, and office spaces within lush, garden-inspired surroundings. Developed in collaboration with EDSA (U.S.) and Innovation Design Studio, the project applies a “living amidst gardens” philosophy that harmonizes architecture with nature and encourages social interaction while maintaining privacy and comfort.
The development features pedestrian-friendly pathways, sustainable green spaces, and facilities such as a social club, mosque, community centers, retail and dining venues, sports areas, clinics, and advanced security systems — all designed to ensure a fully integrated and secure living environment.
