Housing and Development Properties (HDP), the real estate arm of Housing and Development Bank, announced the launch of its new project Grand Lane in New Cairo, with total investments reaching approximately EGP 50bn. The project is built on a total area of 98 feddans, reflecting an integrated urban vision based on achieving a balance between creativity in engineering design and extensive attention to open green spaces, Invest-Gate reports.
The project includes a wide range of residential units to meet different needs, including standalone villas, townhouses, and apartments. Only 13% of the total project area has been allocated for construction, compared to 87% open spaces distributed between green areas, walkways, and services, ensuring the highest levels of privacy, comfort, and quality of life for residents within an integrated residential community. The project also includes an integrated system of diverse facilities and services, featuring fully developed commercial areas and a social club, in addition to gardens and recreational spaces, within a multi-level Master Plan that primarily relies on open spaces, which represent about 87% of the total project area, in addition to 5,200 square meters of water features, providing distinctive and direct views for nearly 80% of the residential units. The project also offers a range of swimming pools and underground parking, enhancing comfort and ease of use.
Grand Lane enjoys a distinguished strategic location in the heart of New Cairo, as it is located near three main and vital axes: the extension of South Teseen Street, the Middle Ring Road, and Ain Sokhna Road, giving it high accessibility and making it an ideal choice for upscale living or as a promising investment opportunity. The project is centered around a Green Spine that connects all units within the project, surrounded by a green promenade extending 1.7 kilometers, including spaces dedicated to yoga practice, jogging and cycling tracks, as well as family areas and multi-use spaces, specifically designed to enhance community interaction and support a healthy and balanced lifestyle within the project.
The Grand Lane project presents an advanced and integrated vision of the concept of upscale living, combining scenic nature, high levels of luxury, and modern contemporary design, within a sustainable residential experience aimed at achieving an integrated quality of life for residents. The project has been designed to offer diverse residential patterns that meet the needs of different segments, including one-bedroom, two-bedroom, and three-bedroom apartments with areas ranging from 68 to 195 sqm, in addition to townhouse villas with areas starting from 169 sqm up to 203 sqm, as well as standalone villas with areas ranging between 235 and 251 sqm. Flexible payment plans are available, including a booking down payment starting from only 5%, along with installment solutions extending up to 14 years, providing significant flexibility to suit different purchasing capacities.
In steps reflecting the scale and ambition of the project, HDP signed a broad strategic agreement with the American firm OBMI, one of the largest and most renowned consultancy houses in the field of architecture and urban planning worldwide, and DMA Engineering Consultancy, to design and plan the Master Plan of the Grand Lane project. This agreement positions the project according to the highest international standards in sustainable design and smart planning, achieving a balanced integration between distinguished architectural vision, engineering efficiency, and long-term environmental sustainability.
