In a step that reflects its commitment to developing fully integrated urban communities according to global standards, Emaar Misr announced the launch of new residential units in the “Belle Vie” project, the company’s second development in West Cairo after “Cairo Gate,” spanning 500 feddans in the heart of Sheikh Zayed City, Invest-Gate reports.
An Integrated Community Blending Nature and Modern Services
The “Belle Vie” project embodies the concept of “beautiful living” through a fully integrated community designed to combine nature with modern services. At its heart lies an extended green valley (The Valley) that connects the various zones of the project, in addition to a wide lake and water features that provide most units with distinctive views of greenery and water, enhancing quality of life and offering a calm and balanced residential environment.
Within the project, Emaar Misr is offering a diverse range of residential units to meet the aspirations of different customer segments, including standalone villas starting from 205 square meters, townhouses starting from 183 square meters, as well as modern apartments starting from 85 square meters.
This comes within a master plan that takes into account privacy and the integration of services. The total investment value of the project reaches approximately EGP 63 billion, and it features a strategic location near Sphinx International Airport and the Grand Egyptian Museum.
As part of highlighting the project’s actual progress, the company has completed two fully finished and fully furnished model villas, allowing clients to experience the residential offering on the ground and reflecting the accelerated pace of construction at the site.

According to the project timeline, residential unit deliveries are scheduled to begin in 2026. The project will also include the new campus of the American International School (AIS) in West Cairo, scheduled to open in 2027, in addition to the Belle Vie Sports Club, set to open in 2026, serving as a fully integrated hub for sports and recreational activities for all family members.
