Meamar Al Moez announced the launch of its new commercial project, “Plaza Strip Mall,” in Sadat City, in a strategic step that reflects its direction toward developing integrated commercial projects that support urban and economic growth in new cities, Invest-Gate reports.
The project is the first entertainment mall to be developed within the Guzel City compound, serving both the compound’s residents and the wider Sadat City community through a model that combines residential privacy with commercial visibility.
Strong investments and a strategic location enhancing investment feasibility
The Guzel City project is considered one of the largest investment developments in the area, with total investments exceeding EGP 6 billion. “Plaza Strip Mall” stands out as one of its key commercial components.
The project targets expected sales exceeding EGP 350 million, with an operational plan aiming to achieve an occupancy rate of over 70% within the first year of operation, supported by its strategic location directly opposite Sadat University, which boosts commercial activity and increases footfall.
The project also offers attractive investment opportunities, with expected rental yields ranging between 14% and 18% annually.
The mall is strategically located on the central axis of Sadat City, directly in front of Sadat University, which is expected to accommodate around 200,000 students. This provides a large and diverse customer base, including students, employees, and residents of surrounding areas, enhancing the project’s feasibility and giving it a strong competitive advantage.

Innovative design, diverse spaces, and an integrated operational experience
The project spans a total area of 7,000 square meters and features a main façade extending 200 meters. Its design is based on having a wider frontage than depth, allowing all commercial units to enjoy dual-facing exposure—one overlooking the compound and the other the main axis—maximizing visibility and commercial traffic.
The mall includes a wide range of commercial and service activities, including restaurants, cafés, retail outlets, and daily services. It offers flexible unit sizes starting from 17 square meters up to 310 square meters, catering to various types of brands, whether local or regional, and providing investors with multiple options suited to their business needs.
The project is being developed in two main phases (Plaza 1) and (Plaza 2), each with an independent architectural design and separate entrance. Construction is currently underway on the first phase, “Plaza Strip Mall,” located in the middle of the Guzel City compound, while the second phase is situated at the end of the project along the central axis.
The first phase is scheduled for opening within three years, ensuring a balanced and phased execution aligned with the overall development plan of the compound.
Easy accessibility and strategic partnerships to enhance investment value
The mall enjoys high accessibility, featuring a main independent entrance for visitors from outside the compound, in addition to direct access points for Guzel City residents. It is supported by a fully integrated security and guarding system to regulate entry and preserve residents’ privacy, which enhances the project’s commercial value and increases its attractiveness to brands and investors.
