As part of its commitment to strengthening direct communication with clients, partners, and media representatives, Mazaya Developments organized a field tour across a number of its projects in the New Capital, during which it reviewed construction progress and execution rates across its various developments, in addition to presenting details of the execution and quality systems adopted by the company in developing its projects, Invest-Gate reports.
Monorail Used as Transportation Means to Showcase Mazaya Projects in the New Capital
The tour, attended by a large number of clients and journalists, featured the use of the monorail as a transportation means across the capital to visit Gemini Red, located between Masjid Misr Station and Justice City Station, as well as The Rook, located between Arts and Culture City Station and Government District Station. The initiative marks the first of its kind in the real estate market, aiming to provide attendees with an integrated and realistic experience linking the company’s projects with the New Capital’s modern transportation network, reflecting the company’s vision for smart cities and sustainable mobility. The field visit included the company’s four projects, in addition to an interactive discussion session with execution and construction officials, during which the company’s development philosophy and mechanisms for maintaining execution rates and quality standards in line with the highest engineering and technical standards were reviewed.

Integrated Execution System Based on Quality and Advanced Planning
During the tour, Mazaya Construction – the contracting arm of Mazaya Developments – emphasized that its role extends beyond construction execution to transforming projects into fully operational and ready-to-use products with maximum efficiency through an integrated system that includes innovative planning, material management, quality testing, and full coordination among various engineering disciplines.
Eng. Ahmed Shams, CEO of Mazaya Construction, explained during the tour that the company collaborates with major consultancy entities and design and execution firms across various specialties, in addition to implementing a precise pre-planning system and securing materials well in advance of execution phases, ensuring stable execution rates unaffected by market fluctuations or supply chain challenges.

Technical and Operational Features Supporting Efficiency and Sustainability
The company also reviewed several key technical and engineering advantages implemented across its projects, including large ground-floor heights ranging from 5.65 to 6.5 meters, providing greater flexibility in usage, while maximizing commercial and plaza spaces without wasting areas due to openings and technical services.
Shams confirmed that all projects are equipped with integrated operational systems, including backup power generators capable of fully operating buildings during electricity outages, in addition to large water tanks and advanced safety and protection systems relying on Fresh Air and Positive Pressurization technologies to ensure the highest safety standards within buildings. He added that all projects include spacious parking areas accommodating between 230 and 250 vehicles, along with comprehensive technical files containing all tests, approvals, and certifications related to materials used in the projects, enhancing the ability to attract major brands and investors.
Accelerated Construction Progress in Gemini and The Rook Projects
Regarding construction progress across the four projects, Shams indicated that Gemini Red reached approximately 50% completion of total works, while Gemini Blue recorded around 40%, confirming that both projects are witnessing rapid execution rates with thousands of work hours being completed daily by more than 10,000 workers, technicians, and engineers.
He pointed out that both projects feature distinctive architectural designs that include service terraces extending along the main façades, in addition to three-dimensional architectural façades implemented according to precise standards to preserve the project’s visual identity and operational efficiency simultaneously.
As for The Rook, Shams explained that construction progress reached approximately 70%, with all concrete works completed and finishing works, façades, and electromechanical works currently underway. He emphasized that The Rook relies on a smart operational system across all units, alongside high-quality materials and finishes, as well as advanced façade solutions and heat- and sound-insulated glass systems to achieve the highest levels of operational efficiency and sustainability.

Execution Launch of “Norm” Project Under Expansion Strategy
Regarding the construction of Norm, Mazaya’s latest project, Shams confirmed that on-site works officially began in January 2026, with approximately 38,600 cubic meters of backfill completely removed and site leveling fully completed. He added that 15 soil boreholes with depths of 30 meters had already been completed to determine soil type and strength for use in structural design. He noted that excavation works and removal of the first layer had already begun, reaching the current rock level, while work is ongoing to finalize remaining permits and start side support works.
Excavation activities are expected to be completed within 3 to 4 months, followed by the commencement of the concrete structure works at the same accelerated pace applied across the company’s other projects, as part of Mazaya’s vision and strategy and its commitment to execution and delivery schedules.
At the conclusion of the tour, Shams affirmed that Mazaya will continue executing its four projects simultaneously and with the same level of performance according to set timelines, while focusing on delivering projects that combine engineering quality, operational efficiency, and long-term investment value, strengthening its position within the Egyptian real estate development market and the New Capital.
