With a gigantic area of 170,000 feddans, the New Administrative Capital (NAC) is the ultimate manifestation of the urban and modernization revolution in Egypt. The city hosts a myriad of projects by various developers.
Upon its completion, the city is planned to host around 6.5 mn people. The first phase targets hosting up to 500,000 people, including 50,000 government employees.
Egypt has developed various infrastructure projects, including a complex road network connecting the mega metropolitan to other regions in the country.
In this report, we’ll explore recent developments in multiple areas in NAC.
Situated on 2,000 sqm in the NAC’s Downtown area, Life is executed by Enwan Developments. The company completed the first phase of the project and offered it in January 2023.
The project includes three underground floors, a ground, and 14 recurrent floors. The ground floor is dedicated to commercial activity.
The first phase represents 35% of the project. The second phase is expected to be offered during Q1 2023.
Around 45% of the project is completed. EGY Holding Developments plans to complete the project with the highest quality by the end of 2023.
EPIC Complex is located in the service area MU23, which is located between R2 and R3 districts. The project is being implemented near the Iconic Tower and the Monorail Station.
With a total area of 13,100 sqm, the project includes 9 floors, including two floors to be dedicated to commercial activity, while six floors are allocated to administrative and medical projects, and a floor to host a hotel unit.
Il Bosco New Capital
Located in the NAC, the integrated project’s first phase comprises 1,700 units that vary in design and size between standalone villas and twin houses, in addition to two- and three-bedroom apartments.
With a total investment of EGP 16 bn, IL BOSCO is an environmentally friendly project developed by Misr Italia Properties.
It extends over 207 acres in the heart of NAC, overlooking one of the largest central parks in the world, the Green River.
IL BOSCO features residential and commercial areas, a gym, clubhouse, along with 300 villas with complete concrete works and 2,500 apartments under construction. The project is set to be fully delivered by 2025.
Hometown Developments completed 50% of LaFayette Mall in NAC, according to the company’s plan announced to customers.
Situated on 23,000 sqm with a 25,000 sqm landscape, the mall consists of two buildings.
LaFayette comprises a ground and five recurrent floors. It includes around 600 shops with a salable area of 80,000 sqm.
The project is set to be delivered by the end of July 2023.
Avenue Al Maqsad
Dolmen Developments announces the completion of 50% of Avenue Al Maqsad’s construction in NAC. According to the company’s plan, the concrete structure is completed in January 2023.
Avenue Al Maqsad is situated at 2,300 sqm in the NAC’s R3 district. The built-up area accounts for 40% of the project’s total area.
The company injected EGP 50 mn into the project and the amount is expected to reach EGP 80 mn by the completion of construction works.
TRIO V TOWER
The tower is developed by Nakheel Developments. The company relies on the latest technology in construction and project management with the aim of creating smart communities with unprecedented technology in Egypt and an innovative modern design element, which is consistent with the state’s vision of launching a generation of new smart cities
Trio V Tower is a commercial, administrative, and medical project located over an area of about 7,000 sqm, including a built-up area of 2,100 sqm, accounting for 30% of the total area.
The project consists of a ground floor and 14 storeys, with the ground floor to the fourth storey allocated to commercial units. The rest of the project varies between office space and medical units.
Nakheel entered into contracts with a group of partners for the implementation of the project, including Muharram-Bakhoum, Arcrete, and MRB.
Delivery of the project’s unit is expected to start in 2023.
Capital Prime Business Park
Royal One Developments announces the completion of the concrete structure and glass facades of the Capital Prime Business Park.
It is a commercial, administrative, residential, hotel, and medical project.
It encompasses 61 administrative units with areas starting from 43 sqm, 45 commercial units with areas starting from 38 sqm, and 21 medical units with areas starting from 22 sqm.
The company is set to start the delivery of the project’s units in 2023.
Armonia New Capital Compound
Armonia is executed by The Land Developers (TLD) with total investments of EGP 3 bn. It includes 1,750 units.
With an area of 42 feddans, the project is located in NAC’s R7 district. The built-up area accounts for 20% of the project’s total area, while the green and service areas make up 80%.
The project’s construction works started in July 2022. The first phase of the project is slated for delivery in June 2023.
De Joya 3 New Capital
Taj Misr Developments is implementing the project on 33 feddans in NAC’s R7 district. The project features modern and elegant designs that cater to customers’ needs for privacy and relaxation.
The built-up space accounts for around 19.5% of the project’s total area, while green, basic services, and entertainment areas account for 80% of the project.
The project is close to the most important landmarks, neighborhoods, and important roads in the New Capital, such as the Diplomatic Quarter, and the land The sun, the land of traffic, the ring road, and the Mohammed bin Zayed axis.
De Joya 3 includes 2-room, 3-room, and duplex apartments, as well as penthouses. Units are offered with a 20% down payment and installment plans of up to 10 years at zero interest.
The project is scheduled to be delivered in 2024.
Compound Suli Golf Residence
Developed by UC Developments, Compound Suli Golf Residence is located in NAC’s R8 district. The project has a total area of 26.5 feddans.
The built-up area accounts for 20% of the project, while the remaining area is dedicated to green spaces and landscaping.
The compound includes apartments and duplexes. It houses a 4-feddan golf course.
Units at the Compound Suli Golf Residence project are slated for delivery in 2025.
Moraya New Capital Compound
Edgestone Developments implements the project in NAC’s R8 over an area of 25 feddans. The company expects to generate EGP 3 bn in sales from the project.
The company completes more than 40% of the project’s construction. The project includes 1,048 residential units.
Edgestone Developments offers flexible payment plans of up to 8 years with down payments starting from 10%.
Moraya New Capital is set to be delivered in 2025.
Prime Development completed 20% of the excavation work for the project, which is scheduled to be completed by the end of Q1 2023.
The concrete works are set to start in Q2 2023. Harmont is located in the Downtown area.
The project is situated on 2,600 sqm. It includes ground and 12 floors, alongside four underground floors.
Harmont has a total of 240 units varying between commercial and administrative.
