Al Ahly Sabbour Showcases Construction Progress Across its North Coast Projects During Media Tour

Al Ahly Sabbour Developments organized an extensive media tour across its projects in Egypt’s North Coast, covering developments in Sidi Abdel Rahman, Ras El Hekma, and Sidi Heneish, spanning a total area of approximately 1,225 feddans. The tour comes as part of the company’s commitment to showcasing its construction progress and achievements across its portfolio while highlighting its vision of developing integrated coastal destinations that combine quality of life, sustainability, and innovative urban design, Invest-Gate reports.

During an exclusive interview with Invest-Gate, Al Ahly Sabbour presented updates on its projects GAIA, AMWAJ, SUMMER, and YOUD, which represent diverse development models reflecting Al Ahly Sabbour’s vision for creating fully integrated coastal destinations. These developments combine residential and mixed use communities, offering diverse living and investment experiences that cater to evolving demand for modern coastal destinations.

Al Ahly Sabbour is among the first developers to invest in Egypt’s North Coast, recognizing it early as a promising hub for development and investment. The company launched AMWAJ in Sidi Abdel Rahman in 2008, marking the starting point of a comprehensive coastal development portfolio that has expanded over the years. This growth is backed by a strong track record in execution, delivery, and the development of sustainable communities.

This aligns with an active development pipeline featuring construction investments of EGP 13 billion across ongoing projects, in addition to more than 4,500 residential units currently under construction. The company is also planning to deliver around 1,000 units in 2026, reflecting its commitment to on-time delivery and enhancing long-term value for its clients.

During the site tour, the company highlighted progress at GAIA in Ras El Hekma, one of its flagship coastal destinations, spanning 284 feddans. The project features a low-density master plan, with a building footprint not exceeding 14% of the total area, and comprises approximately 3,582 residential units.

On the execution side, Phase 1 was fully delivered in 2023, while construction and handover of Phases 2 and 3 are ongoing. To date, around 1,025 units have been delivered, with thousands of residents already living in the project since its launch. Construction works in Phase 2 have reached approximately 99% completion, with 420 additional units scheduled for delivery during Summer 2026, reflecting continued strong construction momentum.

The tour also included a visit to one of the most distinctive areas within AMWAJ, a project spanning 342 feddans. This area features the project’s largest lagoon, covering 9,000 sqm. AMWAJ also boasts a 1,300-meter beachfront, in addition to a number of lagoons with a total area of 14,000 sqm, alongside an integrated range of recreational and service facilities designed to enhance the quality of life within the development. The area stands out as the only zone within the project developed according to a fully integrated Asian-inspired design concept. Its buildings, internal islands, and urban spaces overlooking the lagoon were designed to create a residential experience inspired by Southeast Asian resorts, with a strong focus on privacy, tranquility, and direct integration with water elements.

The area’s masterplan is based on creating a low-density residential environment surrounding the main lagoon, allowing most units to enjoy direct water views. Internal islands and open spaces were also introduced to enhance a sense of semi-seclusion from the rest of the development. This has shaped the area’s distinctive identity, inspired by the model of Bali, both in its design philosophy and in the nature of its use.

This zone features a different urban composition from the rest of AMWAJ, offering duplex units of up to 220 sqm, among the largest residential unit types within the project, alongside upper chalets of up to 145 sqm. This urban model has allowed for a lower number of units compared to other areas, contributing to reduced residential density, higher levels of privacy, and more open views over the lagoon.

The area is further supported by a range of lifestyle and recreational amenities that complement its distinctive character, including one of the largest cafés within the development, as well as leisure spaces distributed around the lagoon to benefit from its extended waterfront. This reinforces the area’s value as both a residential and recreational destination, rather than merely a traditional holiday housing cluster.

The lagoon holds particular importance within the project’s water structure, as it accounts for more than half of the total lagoon area within AMWAJ. It is followed by another lagoon in Phase 3, spanning approximately 5,000 sqm, while other lagoons range between 2,000 and 3,000 sqm. This distribution of water features forms a key element of the project’s urban planning philosophy, which aims to maximize waterfront views and enhance the environmental quality across the different phases.

At YOUD in Ras El Hekma, the company presented updates on the 160-feddan project located at kilometer 187, which benefits from a premium coastal location featuring a 1,050-meter beachfront and a depth of up to 800 meters. This enabled a ground-oriented development approach without high-rise buildings, ensuring that approximately 87% of units enjoy direct sea views.

The project allocates 50 feddans exclusively as a non-buildable beachfront zone, a notably high ratio compared to other coastal developments, allowing for extensive recreational and service areas along the shoreline. The masterplan is structured across 6 stepped levels rising between 20 and 42 meters above sea level, enhancing panoramic sea views across most units.

YOUD offers a variety of residential units, including villas, chalets, twin houses, and beach houses, in addition to a hotel, commercial area, and sports facilities. The company has begun delivering around 600 units during Summer 2026, alongside several other units under construction across different phases, with additional deliveries planned in the coming period. The company has also launched the “YOUD El Bahr” phase, offering serviced chalets with direct sea views as part of its strategy to develop a fully integrated coastal destination in Ras El Hekma.

In SUMMER in Sidi Heneish, spanning 434 feddans, one of Al Ahly Sabbour’s largest North Coast developments, the first phase has been awarded to Al Shams for Contracting as the main contractor, with a contract value of EGP 1 billion. Site preparation works, including excavation and earthworks, are currently underway ahead of full construction activities.

Collectively, these developments underscore Al Ahly Sabbour’s continued commitment to delivering fully integrated coastal destinations built to the highest standards, further strengthening its position as one of Egypt’s leading real estate developers.
