Bloomfields Project by Tatweer Misr Celebrates Remarkable Achievements, Sets Record Sales in 2024

Tatweer Misr has successfully executed the Bloomfields project, which was launched in 2018. Construction work commenced in the first half of 2020 in Mostakbal City, located on the Cairo-Suez Road between Kilometers 46 and 51 towards East Cairo. The project enjoys a strategic location adjacent to four main axes: the Suez Road, the Central Ring Road, the Regional Ring Road, and Al Amal Axis.

Spanning an area of 1,743,000 square meters (415 feddans), the project is divided into four phases. The first, second, and third phases encompass 325 feddans designated for residential, commercial, administrative, and recreational purposes. The fourth phase, covering 90 feddans, is allocated to become an educational district. In total, there are approximately 10,700 residential units within the project.

Italian architect Gianluca Peluffo, in collaboration with Engineer Raef Fahmy, designed the project. Noteworthy features include an engineering design that incorporates picturesque green spaces and water views, a variety of residential spaces, as well as the provision of diverse services and playgrounds suitable for all age groups. This ensures a distinctive residential experience for both owners and visitors.

The project offers a wide range of unit models to cater to the needs of different customers, with areas ranging from 70 to 380 square meters. Options include apartments ranging from 70 to 300 square meters, duplexes ranging from 200 to 380 square meters, stand-alone villas ranging from 210 to 305 square meters, twin villas ranging from 195 to 260 square meters, and townhouse villas ranging from 165 to 260 square meters.

Significant progress has been made in the project. All earthworks, road excavations, and utilities have been completed in the first phase, with 50% of the work completed in the second phase. Currently, approximately 460 units have been delivered, and the concrete structure of over 1,300 units has been finalized. Work is currently underway on external finishes and deliveries.

Tatweer Misr has implemented various smart solutions in the project. These include water and irrigation networks that operate at specific times, conserving energy and water by avoiding wastage. Additionally, Triple Play services are provided, offering IPTV with up to 8K resolution, high-speed internet, and phone services. Smart home applications enable users to monitor and control devices through their mobile phones. Moreover, a smart meter service allows owners to monitor their water and electricity consumption, as well as facilitate payment and repayment processes.

To ensure a reliable electrical supply during emergencies, Tatweer Misr has installed a backup electricity source to power water pumping stations and vital services. All electrical network equipment, including distributors, transformers, and panels, are sourced from Schneider Electric, a leading global electrical supply company. This equipment is smart and compatible with various smart city applications. For the irrigation system, Hunter irrigation equipment and networks, provided by one of the largest international companies in the field, have been utilized. Additionally, an infrastructure for data transmission has been established using a fiber optic cable network to support the Triple Play system.

Tatweer Misr has formed partnerships with several companies for the implementation of these smart solutions. “Huawei Technologies Egypt” has been contracted to provide sustainable and smart city solutions, while “Schneider Electric” is responsible for establishing all components of the electrical network. Furthermore, “Vodafone” has been engaged to provide wireless data transfer services for the Triple Play system, which includes high-speed Internet, IPTV for high-quality television channels over the Internet, and fixed telephony using fiber optic cables.

In its 2024 strategy, Tatweer Misr aims to highlight its accomplishments during the first five years since its establishment in 2014 until 2019. The company strives to rank among the top 10 real estate development companies in Egypt and create projects that generate added value and ensure a return on investment for customers, partners, investors, and the Egyptian market as a whole. Tatweer Misr is committed to delivering unparalleled quality in all its products and projects, exceeding customer expectations with its real estate offerings, and introducing the first regional university city through the Bloomfields project. Between 2019 and 2024, Tatweer Misr has focused on expanding its presence in Egypt by launching new projects and establishing a strong foothold in key strategic areas for real estate development. It aims to position IL Monte Galala project as a global tourist destination, transform the university city within the Bloomfields project into an attractive destination for students from Egypt and abroad, and list Tatweer Misr on the Egyptian Exchange.

Currently, the company’s land portfolio spans 7.4 million square meters, with a total of 34,000 residential units. It has served around 15,500 clients and achieved a total sold building area of 2.1 million square meters, with sales surpassing EGP 73 billion. In the first half of 2024 alone, Tatweer Misr achieved sales exceeding EGP 21 billion across all its projects. The company aims to achieve contractual sales worth EGP 32 billion and deliver 2,000 units in 2024.
