Eng. Mohamed El Haddad emphasized that MODAD fully understands that Egypt’s Vision 2030 for sustainable development is a roadmap outlining the country’s future goals across various fields, including the real estate sector. This vision focuses on achieving sustainable development by creating sustainable urban communities, developing infrastructure, promoting social inclusion, and protecting the environment. MODAD has ensured that its strategy aligns with Egypt’s Vision 2030 and that MODAD plays an active role in realizing this vision by developing sustainable real estate projects that consider environmental impact and reduce energy consumption.
He added: “MODAD’s strategy embraces an integrated engineering model that delivers unique solutions, drawing on our more than 13 years of experience in the local market and our portfolio of successful projects across most of Egypt’s governorates. We are committed to delivering world-class projects to maintain our customers’ trust. We are also offering an exclusive deal in Sector 3 with a 15% down payment and up to 10 years installments, along with a discount of up to 45%. At MODAD, we are committed to providing an exceptional customer experience by listening to customer feedback, analyzing the market, and developing innovative products that meet their changing needs. One of the key factors in MODAD’s success is our dedication to incorporating the latest construction technologies (Proptech). We understand the importance of technology in developing the real estate sector, so we employ the latest techniques in all stages of construction, design, and marketing. We are also committed to maintaining continuous communication with customers and following up with them after sales to ensure their satisfaction.”
Eng. Mohamed El Haddad explained: “Sector 3 overlooks the Central Bank and features three entrances, reducing the walking distance between parking areas and offices. All units have views of either the plaza or the street, with sizes ranging from 38 to 150 square meters. The project features innovative and flexible designs that allow each structure to accommodate multi-purpose spaces, including entertainment services and spacious outdoor areas. ‘Sector’ project as a whole consists of three buildings, with the ground floor designated as an administrative level, while office spaces are available on the upper floors, from the first to the seventh. Parking is distributed across two underground levels for each building to enhance convenience. Sector 3 was launched following the significant success of sales in Sector 1 and 2, where we sold more than 95% of the units.”
Eng. Mohamed El Haddad pointed out that despite the promising growth of Egypt’s real estate sector, it faces several challenges that impact its stability and development. One of the main challenges is the rising cost of raw materials like steel and cement, which increases the cost of real estate projects and affects the final prices of units. Additionally, high inflation rates impact citizens’ purchasing power. To overcome these challenges, it is essential to strengthen cooperation between the government and the private sector to develop innovative solutions and simplify procedures. MODAD are also exploring several strategic partnerships that will enhance our position in the real estate market and will announce them in due course.
