New Mansoura: Elevating Dakahlia Governorate To A Premier National Tourism Destination

New Mansoura City, located in the Dakahlia Governorate, is a newly established urban center. It falls under the category of fourth-generation cities, as designated by a presidential decree on March 1, 2018, as part of a comprehensive urban development initiative to establish novel cities.

The ongoing development efforts are geared toward accommodating a population exceeding 680,000 residents. The city is notable for seamlessly blending urban aesthetics with abundant green areas, offering a unique coastal stretch that adds to its appeal as a sought-after destination for both domestic and international tourists.

Positioned at the heart of Dakahlia, Kafr El-Sheikh, and Damietta governorates, New Mansoura City spans a length of 15 kilometers along the Mediterranean Sea. To its north lies the Mediterranean Sea, while its southern border adjoins the international road and fertile agricultural expanses. To the east, it shares proximity with the city of Gamasa, and to the west, it abuts the city of Baltim. New Mansoura City is approximately six kilometers from Gamasa, 20 kilometers from Damietta, and 50 kilometers from Mansoura, which serves as the capital of Dakahlia governorate.

The city is considered a waterfront for the Delta region built with international standards and a nucleus for the economic development of the coastal Delta region, having many tourist and aesthetic components that qualify it to be a tourist destination for various investors and real estate developers.

The city’s location was chosen following the regional strategy for the Delta region as well as the development vision of Egypt 2050. In addition, this choice aims to create a service cluster for the surrounding region on the transverse development axes between the east and west of the Delta as well as on the main traffic axes and in an intermediate location between clusters with a significant population and economic base. This will help achieve the balanced and comprehensive development of the Delta region through sustainable urbanization and optimum exploitation of the coastal strip site.

The city’s master plan includes various residential projects catering to different categories, such as tourist housing, villa housing, medium-sized housing, and social housing. It also features essential infrastructure, including a water desalination plant with a capacity of 160,000 m3/day and an electrical transformer station. Educational projects are also integrated into the city, including an international school, two basic education schools, and the New Mansoura University of Science and Technology. The city’s implementation will occur in four phases, with the first phase covering approximately 2,063 acres and requiring investments of around EGP 22 bn.

The first phase includes more than 19,000 residential units, and the city’s residential projects include the Villa project, which includes 1,149 villas (detached – attached – semi-attached), with 2,103 units as well as other residences (499 separate villas – 152 attached villas – 498 semi-attached villas). This is in addition to the Sakan Misr project for medium-sized housing, which has 4,704 residential units (196 residential buildings), the JANNA project for luxury housing, which has 11,232 residential units (468 buildings), and the distinguished housing project with a coastal character, which has 1,392 residential units (58 buildings).

The New Mansoura City Corniche has reached completion and serves as a recreational haven and park for the local populace along the Mediterranean coastline. Spanning a total length of 15 kilometers, this Corniche is being developed in multiple stages, with the initial phase covering a distance of 4.2 kilometers. Within the Corniche, you will find a promenade, coffee shops, shaded pergolas, seating areas, a dedicated bike lane, recreational zones, reading and internet spaces, as well as play areas for children.

Additionally, there is a designated area that acts as a buffer between the international coastal road and New Mansoura City. This area will be transformed into a park for the community, featuring cultivated areas, green expanses, pedestrian and cycling paths, comfortable seating arrangements, umbrellas, and shaded pergolas, all designed to enhance the comfort and enjoyment of the residents.

In 2023, the New Mansoura resort witnessed a large number of visitors who came to escape the heat and enjoy the sea view as well as the atmosphere of the smart Corniche, which was designed in a modern and developed way. New Mansoura enjoys a strategic geographical location overlooking the Mediterranean Sea.

Although the New Mansoura Corniche is still under construction in the second phase, several vacationers have begun to flock to the coast and the New Mansoura Corniche. Moreover, there is an increase in the number of visitors due to the high temperatures, and visitors spend time there with their relatives and families to enjoy the atmosphere of the smart resort.

Vacationers began to come and target the New Mansoura Resort from the cities and centers of Dakahlia and other governorates. The Corniche was designed in a modern, developed, and intelligent way that befits the citizen. There are two beaches where entry is free of charge and the place is secured and monitored using the latest technologies through smart poles that were planted on the Corniche.

In this context, Yasser Abdel Halim, head of the New Mansoura City Authority, explained that there are many modern and developed pergolas in the resort, and the seats were placed on the Corniche in front of the beach. The length of the Corniche is 15 kilometers. In the first phase, 4,200 kilometers were implemented, and Wi-Fi service was made available to vacationers. Its cost amounted to EGP 600 mn as a first phase, and it has a bicycle lane and a pedestrian lane (tourist walkway). This is in addition to the presence of eight rescue towers for rapid intervention in the event of a problem, 15 rescue workers who were trained to the highest level and selected with great care, 12 front, and back row cafeterias, and the presence of surveillance cameras to secure vacationers.
