TLD – The Land Developers, a prominent real estate developer in Egypt, has achieved significant milestones in the market, boasting a land portfolio of 52 feddans and a capital of approximately EGP 4 bn, Invest-Gate reports.
In an exceptional year of accomplishments, the company successfully concluded the entire first phase of the Armonia project in the New Administrative Capital (NAC), a noteworthy sustainable development featuring smart buildings.
Furthermore, TLD has achieved 40% completion of the il Bayou project, a tourism venture situated in Sahl Hasheesh in the Red Sea region. These milestones have not only garnered the trust of customers but also contributed to the growth of the national economy, creating 120 direct jobs and over 3,000 indirect employment opportunities.
Despite challenges encountered by the Egyptian real estate sector, TLD showcased outstanding performance by implementing a thoughtful strategy focused on developing high-quality residential projects. The company witnessed a substantial surge in sales rates, surpassing established sales targets by over 120% for its primary projects.
In 2023, TLD successfully sold 70% of the units in both Armonia and il Bayou projects, continuing its streak of achievements and administrative expansion.
The Armonia project in the NAC spans 42 feddans and offers 1,750 luxury residential units. Emphasizing privacy in its design, only 20% of the total area is allocated to units, while the rest is dedicated to services and green spaces.
The living spaces range from 80 sqm to 350 sqm, amounting to a total investment of EGP 3.5 bn. The project has already sold 70% of its units, including all units of the first and second phases.
Aligned with government initiatives to attract foreign real estate investments, TLD has attracted 30% of its clients for the il Bayou project from overseas.
This integrated residential and hotel-serviced compound, situated on a 45,000 sqm area, features fully finished villas with private swimming pools and fully furnished hotel apartments.
With 40% completion of its construction works, the project surpassed a 70% sales target during the year, showcasing TLD’s capabilities in achieving success.
Moving into 2024, TLD has developed a meticulously crafted strategic plan to uphold its position and leadership in the real estate sector.
The company intends to invest EGP 700 mn to expand its land portfolio to 80 feddans, launch new phases in the Armonia and il Bayou projects, and target sales worth EGP 2.5 bn during the year. TLD is exploring diverse investment opportunities in new areas and will announce new projects in response to market demands and customer needs in 2024.
