Alarinova has signed a management agreement with global hospitality brand Steigenberger Hotels & Resorts for its debut development in Ain Sokhna, Invest-Gate reports.
Alarinova Company for Real Estate and Tourism Investment announced the launch of its first project in Egypt’s real estate market — a premium resort in Ain Sokhna to be operated by Steigenberger Hotels & Resorts. The partnership marks a strategic milestone in Alarinova’s plan to introduce globally benchmarked hospitality experiences to the local market.
The announcement was made during an official press conference attended by Dr. Eng. Alaa Nasser, Chairman of Alarinova; Dr. Eng. Kawsar Nasser, Vice Chairperson; Dr. Eng. Noha Nasser, CEO and Managing Director; Dr. Eng. Nevine Nasser, Creative Director; and Mr. Tewfik El Kady, Chairman & CEO of Steigenberger Middle East & Africa, along with prominent figures from the real estate sector, media representatives, and investors.
Dr. Eng. Alaa Nasser said Egypt’s resilient real estate sector continues to attract strong local and international investment. “With growing demand for high-quality integrated developments, there is increasing interest from both domestic and global buyers. Egypt offers exceptional opportunities for investment,” he noted.
He added that appointing Steigenberger to manage the company’s first project reflects Alarinova’s commitment to delivering a luxury hotel and tourism experience aligned with global standards. The brand will also manage the development’s branded residences to ensure a seamless integration of upscale living and world-class hospitality.
Located at kilometer 33.5 on the Suez–Ain Sokhna Road, Steigenberger Resort Ayalora, Al Sokhna enjoys a prime setting one hour from Cairo, between Suez and Galala. The site offers panoramic sea and mountain views and year-round mild weather.
The resort includes a 5-star hotel with 145 rooms and suites — including two-bedroom sea-view suites, family units, and day-use cabanas — as well as multipurpose banquet halls, a business center, conference facilities, and a commercial mall.
Alarinova is both the owner and lead designer of the project. Its board of four PhD-level architects oversees an in-house technical team, with a top-tier construction partner being appointed to ensure adherence to Steigenberger’s international standards.
Dr. Eng. Kawsar Nasser highlighted that the resort’s design blends craftsmanship, innovation, cultural depth, and sustainability. The development includes 250 fully finished and furnished villas and chalets, catering to investors and homeowners seeking comfort and sophistication.
She noted that the resort will offer a wide range of facilities, including a wellness center, luxury spa, gym, rooftop infinity pool, seven restaurants, five cafés, a beach clubhouse, water sports center, padel and tennis courts, a skate park, amphitheater, and family-friendly spaces such as a central park, kids’ area, palm forest, beachfront BBQ zones, and a commercial mall. The hotel will feature a safe sandy beach and extensive amenities for children, including a kids’ club, dedicated play areas, programs, creche, and games room.
The project incorporates advanced smart technology to become the region’s first fully “smart resort.” Sustainability and wellness-focused design are central to its development.
Initial handover is scheduled for 2028, with full operation planned for 2029. Construction progress has already reached 30%.
Alarinova offers flexible payment plans, including a 22% discount for full upfront payment or installment schemes with a 10% down payment over six years and 15% over seven years.
The founding team brings a combined 175 years of international expertise. Dr. Alaa and Dr. Kawsar Nasser together contribute over 110 years of architectural and real estate experience across Egypt, the UK, and the Gulf. Dr. Alaa was the first Egyptian member of the Royal Institute of British Architects (RIBA) and contributed to landmark developments such as London’s Eden Walk Shopping Center and major projects in Saudi Arabia and Egypt.
