ALJAR Developments has announced the launch of the first phase of its landmark project, Aljar British District, in East Cairo, with total investments estimated at EGP 20bn. Spanning over 70 feddans, the project is designed as a fully integrated residential and lifestyle destination that combines luxury living, education, healthcare, and commercial services within a single community, Invest-Gate reports.
According to Dr. Ahmed Abdel Mageed, Member of Parliament, Deputy Chairman of the Housing Committee, and Founder of ALJAR Developments, the first phase will include approximately 1,200 residential and serviced units, along with a hotel to be operated by Concorde Hotels and Resorts. He explained that only 25% of the land will be used for construction, leaving the majority dedicated to green landscapes, recreational facilities, and open spaces.
Abdel Mageed highlighted that construction had already begun prior to the official launch, demonstrating the company’s financial strength and commitment to early delivery. To mark the launch, ALJAR is offering a 10% discount on initial prices. He emphasized that the development will raise the standards of East Cairo’s real estate market with facilities such as swimming pools, a clubhouse with a gym and spa, and expansive pedestrian pathways.
A key feature of the project is its educational district, representing 35% of the master plan, which includes Egypt’s first accredited British Medical Sciences University. Established in partnership with Aston University and British company NHMC, the university will award degrees directly from Aston and launch its first programs in September 2027, supported by a hospital and healthcare village.
The project also includes a commercial and administrative hub designed by renowned architect Raef Fahmy, with landscapes by Eng. Tarek Sobhy. Residential offerings cover one- to three-bedroom apartments ranging from 66 to 188 sqm. Flexible payment plans start with a 5% down payment and installments up to seven years, with full delivery scheduled within three years.
