Landmark Lease of a Prime Grade A Office Building

Bonyan for Development and Trade, Egypt’s leading independent real estate platform, has announced the full leasing of Building 5A to Nestlé Egypt, a globally renowned FMCG multinational. This milestone underscores Bonyan ’s success in attracting top-tier tenants to its Grade A portfolio and further strengthens its position as a leading real estate operating company in Egypt, Invest-Gate reports.

Lease Agreement Details

Under the lease agreement, Nestlé Egypt will occupy the entire 6,888 SQM to support the growth of its Nestlé Business Services (NBS) Shared Services organization. The lease term is six years, starting March 2026, with a monthly rental rate of USD 30.4/SQM and an annual escalation of 5%.

Acquisition and Execution

Bonyan acquired the building off plan in November 2023 through a structured 7 year payment plan. Following its official delivery, the asset has been recorded on Bonyan’s balance sheet and is expected to generate positive cash flows starting in 2026. Total rental revenues from Building 5A over the lease period are projected to reach EGP 834.0 million. By 2030, with the building fully paid off, this asset will stand as a testament to Bonyan’s disciplined execution and long-term commitment to sustainable value creation.

Portfolio Enhancement

This announcement follows the delivery of Building 5A in September 2025, marking Bonyan ’s ninth operational asset. The delivery and full leasing highlight Bonyan’s disciplined execution of its long-term growth strategy and its consistent ability to attract global tenants while boosting recurring cash flows across its expanding portfolio.

Location and Building Features

Golden Gate is strategically located on South 90 Street, directly opposite the American University in Cairo (AUC). Developed by REDCON Properties, it is a mixed use landmark featuring a curated blend of retail, entertainment, and administrative spaces. Building A5 has earned the EDGE Advanced Certificate for sustainability, setting a benchmark in design and environmental performance in Egypt’s commercial real estate sector.
