UAE-based Emaar Development has broken ground on Arabian Ranches III, the latest phase of the premium gated villa community in Dubai, after setting a record sell-out response from investors and homebuyers with its first two neighborhoods, “SUN” and “JOY,” Invest-Gate reports.
Coming as an extension of Dubai’s well-established Arabian Ranches destination, Arabian Ranches III will boost the happiness and well-being of its residents, in line with the company’s slogan, “Find Your Happy.” The residential venture comprises a lazy river, sports courts, kids splash pads, a clubhouse, a central park, a retail area, among many other family-friendly amenities, Emaar said in a press release on May 21.
Arabian Ranches III mainly features a central park that stretches across 30,000 square meters, with a central plaza, lawns, adventure zones, a parkour course, a skate park, barbeque areas, a gymnasium, jogging tracks, and a cricket pitch.
The project also offers its residents a choice of smaller parks with children’s playgrounds and a four-kilometer-long boulevard, in addition to a nearby mosque, reputed schools, and healthcare facilities.
Once completed, Arabian Ranches III will provide a direct connection to the 86-kilometer long Al Qudra Cycling Track, besides a 42-meter-wide boulevard loop in the heart of the community, which will promote a healthy, pedestrian-friendly lifestyle, the statement added.

The gated community is strategically located between Emirates Road and Sheikh Zayed Bin Hamdan Al Nahyan Street. The Global Village Metro Station, as per RTA’s Metro Line masterplan for Dubai, will also be situated across the road from Arabian Ranches III with a pedestrian link for direct community access.
