Just Development Acquires Richmond to Manage Legacy at NAC

Just Development acquires the American, Richmond, to review the designs of the electromechanical work and provide consultancy for the operation and management, operation, leasing, and maintenance of its mix-use project, Legacy, in the New Administrative Capital, Invest-Gate reports.

“We aim to provide a distinguished real estate product according to the best international standards,” says Chairman of the Board Osama Gomaa.

Gomaa reveals that the company aims to maximize the value of its first project at NAC and to vigorously enter into competition  through a project that is implemented, according to the highest international standards, to ensure maximum benefit to customers and ensure continuity and integrity.

Legacy is located in the new capital’s downtown area, over an area of ​​3,000 sqm., and includes a G+ 10 floors with commercial, medical and administrative activities. It also overlooks a main square and two distinct streets. Gomaa adds that each floor in Legacy is estimated at 900 m. Its ground and first floors include commercial activities, the second and third floors are administrative, and the fourth to the sixth are medical. The rest are for administrative purposes, pointing out that the commercial spaces range from 20 m to 109 m, whereas administrative spaces are from 24 m up to 67 m. The administrative and medical units are fully finished with air conditioning and the project also took into account modern requirements.

He points out that the design of the building took into account the optimal use of spaces, in addition to applying the highest quality standards in smart construction. The building also includes open spaces and distinctive facades for all units, as well as five basic elevators in addition to service and loading elevators.

Mohamed Salah El-Diri, CEO and co-founder of Richmond, says that the company began working in Egypt since 1997 and confirms that the cooperation with Just Development is the beginning of its “entry in the new capital, which is a new challenge and an important step,” he comments.

He adds that the company is studying maximizing the value of the mixed-use Legacy project, including commercial, administrative and medical activities, which is consistent with Richmond’s expertise. He notes that such projects need to apply the concept of Value Engineering to achieve the maximum benefit for the project owner as well as the investor, who benefits from the unit.

El-Diri points out that Richmond provides integrated consultations to the project owner to achieve the maximum possible benefit, as well as implement the project in accordance with international standards and the latest construction technologies, and aims to present Legacy business complex project as an integrated smart project.

El-Diri states that Richmond Egypt, since its launch in Egypt, has succeeded in attracting major international companies to invest in Egypt, including partnering with City Stars to attract international companies to its premises. Richmond Egypt has also succeeded in the implementation and delivery of commercial buildings to major companies, including the Coca-Cola International Building in the Free Zone in Nasr City. Richmond has built Shell factory in the 6th of October City, and also participated in the implementation of restaurants at the Four Seasons Nile Plaza hotel and the cooling plant in the Cairo Festival owned by Al-Futtaim.

Eyeing the future, El-Diri confirms that Richmond is currently studying major projects at the new capital among other locations, pointing out that the investment climate in Egypt has become attractive, especially after the launch of NAC.
