Khaled Sabry Developments announced the completion of sales of all villas in the first phase of the Waterside Villas area at its flagship Rosail City project in Mostakbal City, alongside the completion of 100% of the phase’s construction works. The company is continuing finishing works, landscaping, plantation, and final preparations in preparation for beginning unit handovers to customers starting in October, Invest-Gate reports.

The completion of the phase’s sales comes as the company continues to implement its strategy of linking sales operations to actual progress rates on the project site. The Waterside Villas units were launched after 100% of their construction works had been completed, which enhances customers’ confidence and reduces the time gap between contracting, receiving the unit, and actual occupancy.
The Waterside Villas phase extends over 20 feddans within Rosail City, in one of the most distinguished areas of the project and Mostakbal City, and includes a total of 225 villas developed according to an urban plan focused on open spaces, water views, and landscaping, providing an integrated residential experience that combines privacy, nature, and quality design.
225 Villas with Five Diverse Models and Designs
Khaled Sabry Developments was keen to provide five different villa models within the phase to meet the diverse needs of customers, including standalone villas, twin houses, and townhouses, in addition to the new and innovative Lake House model, which includes Garden Lake House units with private entrances and private gardens, and the Sky Villa model, which also features a private entrance and distinctive views on the upper floor, which includes double-height spaces, giving the units the highest levels of luxury. Through these two models, the company offers a different concept for residential unit design and space utilization.
All Waterside Villas units feature distinctive views of the lakes, waterways, and fountains spread throughout the landscaping and surrounding the villas, reinforcing the Lakehouse Living concept adopted by the company in developing this phase and achieving integration between the architectural design and the natural and water elements surrounding the units.
Handover to Begin in October and Phase to Be Completed During 2027
The company is preparing to begin handover operations in the fourth quarter of 2026, with the first area’s handovers scheduled to begin in October 2026, while the handover of all 225 units in the phase will be completed during 2027, alongside the completion of finishing works, landscaping, plantation, and preparations of the various areas of the phase for actual occupancy.
In this context, Eng. Khaled Sabry, Chairman of the Board of Directors of Khaled Sabry Developments, said that the completion of sales of the first phase of Waterside Villas alongside the completion of construction works represents an important milestone in the journey of Rosail City and reflects customers’ confidence in the project and in the company’s ability to fulfill its commitments and transform plans into a real estate product established on the ground.

These steps coincide with the continuation of works across the remaining phases of the Rosail City project, where the company has begun implementing construction works for the apartment buildings phase according to the project’s specified timeline.
