Mabany Edris is finalizing its expansion strategy within the Egyptian market, focusing on projects that bring enhanced value to the sector, Invest-Gate reports.

Among these endeavors is the ongoing development of Koun project, situated in Ras El Hekma on the North Coast.

As one of the pioneering real estate entities to venture into the Ras El Hekma region, Mabany Edris has selected this locale for its initial coastal projects.

Mohamed Edris, Chairman of Mabany Edris, emphasized the company’s meticulous approach towards expansion, emphasizing the importance of conducting thorough studies and gathering customer feedback. The strategic vision of the company aligns closely with the desires of its clientele, particularly regarding expansion efforts along the North Coast. After extensive evaluation, Ras El Hekma was identified as an ideal location due to its scenic beauty and allure.

Edris highlighted the company’s focus on securing a prime parcel of land characterized by beach quality and optimal elevation levels, ensuring panoramic sea or water body views for all units. The Koun project site boasts an elevation of up to 34 meters above sea level, with 70% of the units offering sea vistas and the remaining 30% overlooking the lagoon, spanning an area of 10 feddans.

Spanning 110 feddans, the Koun project is positioned at kilometer 201 on the Alexandria-Matrouh Road along the North West Coast. It comprises over 1,500 units, featuring diverse configurations catering to various customer preferences, ranging from one-room chalets to three-bedroom units, including twin houses, townhouses, and detached villas.

In a bid to cater to customers of all ages, Mabany Edris has diversified the project’s amenities, incorporating a hotel, a social club, children’s recreational zones, entertainment services, and sports facilities offering activities like football and padel, alongside commercial services.

Mabany Edris has strived to optimize customer privacy by minimizing building densities and introducing innovative solutions to alleviate congestion. The project incorporates spacious garages with separate access points underneath the development, accommodating a substantial number of vehicles to enhance convenience, reduce congestion, and foster a tranquil and sustainable living environment.
