Madaar Developments has launched “Kinz,” a new residential project in New Zayed, West Cairo, with total investments of EGP 30 bn, Invest-Gate reports.
The project, positioned as a modern and sustainable housing destination, aims to redefine upscale living in one of the capital’s fastest-growing areas.
Strategically located on the Cairo-Alexandria Desert Road, directly across from Sphinx International Airport and near the Grand Egyptian Museum, Kinz offers prime accessibility and high urban potential. The area has seen major government investments in infrastructure, enhancing the project’s appeal to buyers seeking tranquillity, convenience, and contemporary design.
Spanning 200 feddans, Kinz adopts a low-density development plan, dedicating only 12% of the land to buildings. The units include one- to three-bedroom apartments, twin houses, townhouses, and standalone villas—offered in both single- and multi-storey formats—with full customization options.
Most units overlook a 65-feddan car-free central park, the largest of its kind in Cairo. The green space includes jogging and cycling tracks, lakes, a kids’ zone, and a dog park, promoting a nature-centric, healthy lifestyle.
The project will comprise 1,500 units, with the first phase—expected to generate EGP 6 bn in sales—set for delivery in four years. Kinz will also feature a five-star hotel operated by an international brand, serviced apartments, a 20,000 sqm commercial area, sports and social clubs, and a cultural café.
“Kinz is not just a residential project, but a forward-looking vision for a human-centric, green-integrated community,” said Madaar CEO Ahmed Ehab. “It builds on the success of Azha Sokhna and Azha Ras El Hekma and reflects our long-term commitment to innovation and hospitality-driven living.”
