MRB Holding, facility management consultant, has officially launched the first phase of its District 9 commercial project in 6th of October City—developed by NEXT Developments—with the opening of Carrefour as the mall’s primary anchor tenant, Invest-Gate reports.
This achievement reflects MRB’s continued leadership and growth in running commercial projects and shopping centers nationwide.
By taking on the leasing, management, and operation of District 9, MRB further strengthens its footprint in the retail property sector, particularly in collaboration with NEXT Developments, a company known for its rapidly expanding project portfolio and its clear strategy for creating modern retail destinations that are carefully planned to meet market demands.
Since the project’s early phases, MRB has conducted in-depth market studies that included analyzing consumer behavior, monitoring competitor activity, and identifying the target segments best suited to the project’s location.
The findings led to refinements in architectural and activity planning, ensuring commercial spaces are used effectively and visitors enjoy a smooth, integrated experience.
MRB’s activity strategy is considered one of the project’s key strengths. It focused on attracting a major brand like Carrefour to serve as a central anchor, boosting foot traffic and supporting the mall’s other retail, service, and entertainment activities.
CEO of MRB Holding Mohamed Rashed stated, “District 9 represents a practical example of our vision for operating modern retail destinations that rely on smart design and data-driven planning, creating added value for both developers and consumers. We have already begun the tenant onboarding phase and are working to attract a carefully selected group of brands capable of delivering an advanced experience that aligns with the area and the project’s standards.”
For his part, Chairman of NEXT Developments Eng. Ahmed Nail said, “District 9 reflects the company’s approach to developing commercial projects based on clear operational foundations from the earliest planning stages, not just construction. MRB was chosen as a partner to manage and operate the project due to their expertise in running shopping centers, while the opening of Carrefour as the main anchor tenant confirms the soundness of the project’s planning vision and sets it on a sustainable operation path that serves the needs of the 6th of October region.”
The signing of the final agreement between MRB and NEXT Developments marks the official launch of the initial operational phase of the project, alongside the implementation of Carrefour’s operational plan according to the layout defined by MRB from the outset.
This reflects the success of the pre-planning process and strengthens District 9’s potential to become one of the most anticipated commercial destinations in west Cairo in the near future.
Covering over 100,000 sqm with investments exceeding EGP 1bn, the project’s prime location offers easy access from across Greater Cairo and ensures a steady stream of visitors, both local and international, making it an ideal hub for investment and commercial success for all mall tenants.
The project features over 86 diverse commercial units, including restaurants, cafés, and international retail stores, spread across 27 buildings, enhancing the variety of experiences offered to visitors.
The mall also boasts the largest F&B zone with direct views of the Pyramids, providing an exceptional dining experience. In addition, the project offers modern shopping spaces hosting renowned local and international brands to cater to all tastes.
The development includes fully integrated entertainment areas suitable for the entire family, with engaging activities for all age groups. Besides, open green spaces create a perfect harmony between contemporary design and the spirit of the place, allowing visitors to relax in a natural environment amidst the urban setting.
