In a strategic move reflecting the growing shift toward developing integrated urban communities that go beyond architectural design to include operational quality and asset sustainability, One of One Developments announced the signing of a strategic partnership with LEEDS TFM, a company specialized in integrated facilities management. Under the agreement, LEEDS TFM will oversee the operational management of the Bridges project in the heart of Sheikh Zayed City, Invest-Gate reports.
Signing the Agreement
The agreement was signed by Eng. Ahmed Elwy, Chief Development Officer at One of One Developments, and Sara Nour, Commercial Director at LEEDS TFM. The partnership aims to ensure that the project is managed and operated according to the highest professional standards, preserving its operational efficiency and long-term investment value as a sustainable real estate asset.
Integrating Operational Thinking from Early Stages
The partnership with LEEDS TFM is built on integrating operational thinking into the project from its earliest stages. The company’s role begins alongside the construction development phases to ensure what is known as “proactive readiness.”
This includes reviewing all project designs from a purely operational perspective to guarantee efficient movement and smooth facility operations before implementation. It also involves preparing mobilization and operational plans, as well as establishing clear post-handover service protocols, making the concept of “how the building operates” an integral part of its identity rather than a later step after delivery.

Comprehensive Operational Management
Once the project is completed and becomes operational, the partnership transitions into a fully integrated operational management phase. LEEDS TFM will implement a comprehensive operational plan to ensure the highest levels of efficiency in managing administrative offices, medical clinics, and retail units.
This management extends beyond technical maintenance to deliver a complete operational experience focused on asset sustainability, protecting the investment value for owners, and creating a well-organized and comfortable environment for work and daily activities.
About the Bridges Project
The Bridges project spans approximately 10 acres in a prime location on the 26th of July Corridor in Sheikh Zayed City, with total investments reaching around EGP 13 billion.
The project is designed as a fully integrated commercial, administrative, and medical destination, featuring more than 600 administrative offices, 250 specialized clinics, and 200 retail units, in addition to a luxury hotel, positioning it as one of the most prominent business, services, and hospitality destinations in West Cairo.
