People & Places (P&P) has officially commenced construction on the first phase of its flagship project, Hills of One, in Sphinx City, following the signing of a construction contract with leading contractors Arabtec and El Amar, Invest-Gate reports.
The initial phase, covering the Boulevard Hills and North Villas zones, carries an estimated construction cost of EGP 1 bn, with work starting in September 2025 and an execution timeline of nine months. The first delivery of residential units is scheduled for 2028.
Spanning 168 acres with a total investment of EGP 35 bn, Hills of One represents P&P’s vision to create fully integrated communities. The project is characterized by its refined single-storey villas and seamless indoor-outdoor living design, alongside world-class hospitality and commercial components. Highlights include a 9-bn EGP hospitality investment, 158 branded serviced residences in partnership with a global operator, and Sphinx Plaza, featuring a 180-room hotel and 180 branded hotel residences.
