Sky Abu Dhabi Developments, the real estate arm of the UAE-based Diamond Group, has launched its fifth project in Egypt — Sky North — a massive EGP 80 bn venture in Ras El Hekma area on the North Coast, Invest-Gate reports.
The project is located at kilometer 246, Spanning 430 feddans, targets total sales of around EGP 240 bn.
The announcement was made during a press conference attended by key company leaders, including Saleh Mohammed Bin Nasra Al Ameri, owner of Diamond Group and Sky Abu Dhabi, and Eng. Abdelrahman Agami, CEO and Managing Director of Sky Abu Dhabi and Diamond Group, alongside media representatives.
“Sky North marks a new chapter in Sky Abu Dhabi’s journey and a pivotal step in our regional expansion vision,” said Al Ameri. “Since entering the Egyptian market in 2021, we have remained confident in the strength of Egypt’s real estate sector, supported by consistent government backing and a favorable investment climate. This project reflects our commitment to contributing to Egypt’s comprehensive development plan.”
Agami emphasized the project’s significance, noting, “Sky North represents a strategic leap in our Egyptian operations. We carefully selected Ras El Hekma for its prime location and immense tourism potential.
In collaboration with global partners such as WATG London, we aim to deliver a world-class community with 13% building density, ensuring sea views for 80% of the units and crystal lagoons or open green views for the rest.”
Designed as a fully integrated urban-tourism community, Sky North includes approximately 5,500 residential units—ranging from standalone villas (including single-story), twin houses, townhouses, chalets, and cabins—all delivered with premium finishes and air conditioning. Villas and twin/townhouses will feature direct sea views.
The project also includes a world-class hotel aligned with Egypt’s strategy to expand its hospitality capacity, multiple clubhouses, a retail hub featuring international brands and upscale dining, 50 feddans of crystal lagoons with distinctive designs, sports facilities, and a beachfront clubhouse operated by a global beach management company. The beach is set to open in summer 2026.
