TLD – The Land Developers announced the launch of its new project, Westrict, its latest integrated destination in West Cairo, which will include a hotel and serviced apartments under the Tribute Portfolio brand in Egypt, in collaboration with Marriott International, Invest-Gate reports.
The project presents a model based on functional and operational integration among its components, including hospitality, residential, commercial, and administrative elements, reflecting a shift from the concept of mixed-use development to the creation of a fully integrated urban destination built on connectivity.

The project enjoys a strategic location along one of Egypt’s most important tourism and commercial corridors, linking the Grand Egyptian Museum, the Giza Pyramids, Sphinx International Airport, and the North Coast. Westrict introduces a new model for urban development, setting an advanced benchmark for mixed-use projects in West Cairo.

The signing ceremony of the partnership agreement between TLD – The Land Developers and Marriott International was attended by Ahmed El Tayebi, Chairman and Co-Founder of TLD – The Land Developers, and Omar El Tayebi, the company’s CEO, along with Mr. Shady Hassan, Vice President – Lodging Development, North Africa at Marriott International, in addition to a number of executives and officials from both sides.
The project is strategically located on the Cairo–Alexandria Desert Road in Sheikh Zayed City, within one of the most significant tourism and investment corridors in West Cairo, making it a key gateway for tourism and business movement and granting it strong investment value.
The project has been developed in collaboration with L35 for architectural design, Savills as a commercial partner and consultant responsible for enhancing the project’s investment and commercial value, El Ghoneimi Architects for interior design, and 0120 as brand consultant, ensuring the highest standards of quality and operational efficiency.

An integrated architectural design that enhances sustainability and quality of life
The architectural design of Westrict is based on a comprehensive vision that reintroduces the urban experience in a more fluid and interactive manner, where terraces, rooftops, and public spaces are seamlessly integrated into a unified architectural scene that reinforces the concept of an “integrated development.”
The project features a carefully studied architectural formation that creates smooth movement between different levels, while providing natural shaded areas and incorporating greenery and water features that enhance comfort and support quality of life in open spaces.
The smart façade system also achieves a balance between performance and efficiency by maximizing natural lighting and reducing thermal loads in line with EDGE sustainability standards, thereby improving operational efficiency.
The seven-story hotel stands out as a central architectural element that visually and functionally connects the project’s components.
Diverse components and global partnerships enhancing investment value
The project spans a built-up area of 60,000 square meters and includes a Tribute Portfolio hotel with 123 rooms, in addition to 250 serviced apartments, supported by a fully integrated rental program in collaboration with Marriott International that covers all units, enhances operational integration, and ensures management and operation according to global hospitality standards.
The project also includes 110 administrative units with varying sizes and ceiling heights reaching up to 4.2 meters to enhance workplace quality, in addition to modern commercial spaces designed to accommodate more than 100 brands and international restaurants with ceiling heights reaching up to 6.5 meters, creating a vibrant and interconnected retail experience.
The project offers clients the opportunity to own a unit within a fully integrated global hospitality system, combining living experiences with investment opportunities within a model based on integrated hospitality.
