W Capital Real Estate Reveals the Top Five Secrets to Making a Successful Property Investment

Dubai-based W Capital Real Estate has highlighted five fundamental tips for real estate investors aiming for successful property investments within Dubai, Invest-Gate reports.

According to Walid Al Zarouni, Chairman of W Capital Real Estate, purchasing property is a fundamental commitment. Yet, several factors govern the success of a deal, aligning it with the investor’s or buyer’s objectives. Al Zarouni highlighted that following these five important tips will help investors avoid potential manipulation.

The first tip emphasizes understanding realistic property prices, urging investors to be cautious when exploring property prices, and ensuring they align with prevailing rates in the area. Some developers overprice properties, like in Jumeirah Village Circle, where studio apartments start from AED 550,000, but some developers set prices reaching AED 750,000.

Moreover, the second tip involves ensuring clarity about payment periods. Some developers market properties based on payment plans spanning up to 7 years, but they often inflate property prices, burdening buyers with significant costs that don’t necessarily favor their investment.

Furthermore, the third tip highlights thorough property inspection and verification. Extensive research and personal inspection or seeking trustworthy real estate agents are recommended before purchasing. Dubai’s real estate investment demands considerable sums; therefore, relying on reputable sources is crucial.

That said, the fourth tip emphasizes validating advertisements to avoid misinformation. Misleading ads regarding property specifications, prices, or false promises like free trips upon purchasing can mislead potential buyers.

Lastly, seeking legal advice from lawyers familiar with property laws in Dubai is essential. Lawyers can guide clients through crucial documents like reservation agreements and sales contracts, ensuring a full understanding and safeguarding all involved parties’ rights. Legal support in property-related disputes can help investors navigate complex issues and minimize financial and legal risks.
