ZEIN Developments has unveiled its latest project, Q Mark Square, spanning an area of 1,100 sqm in El-Koronfel Villas area in New Cairo, with investments exceeding EGP 350 mn, Invest-Gate reports.
Mohamed Aboul-Enein, Chairperson of ZEIN Developments, emphasized the company’s commitment to enhancing its real estate portfolio by delivering innovative and high-quality products. ZEIN aims to establish a presence in prime and high-demand areas to cater to a broad customer base.
Aboul-Enein highlighted that Q Mark Square, strategically situated near major thoroughfares like North Teseen Street, Suez Road, and the Middle Ring Road, comprises a commercial medical mall with a ground floor, two upper floors, and an underground basement for parking. The ground and first floors are designated for commercial activities, while the second floor is dedicated to medical services.
Mostafa Fikry, Chief Commercial Officer at ZEIN Developments, detailed that the project was conceptually crafted in collaboration with architectural consultants using the “spaces” theory, ensuring varied architectural blocks. The design prioritizes outdoor spaces for commercial areas, with the ground floor larger than the first floor. The project adheres to legal space requirements set by the New Cairo Authority and the New Urban Communities Authority.
Fikry underscored that Q Mark Square features fully glass facades to optimize natural lighting, fostering a bright and inviting atmosphere for visitors. ZEIN Developments has partnered with renowned consulting firms such as Arkan Consultants for engineering and Incomercial for management and operation. The project’s comprehensive plan integrates sustainable development principles, smart building features, and accentuates the area’s natural beauty to offer a luxurious, comfortable, and enjoyable real estate product.
Mohamed Hamed Abu El-Hawael, Chief Sales Officer at ZEIN Developments, highlighted that Q Mark Square is launched at competitive prices in New Cairo, offering a range of unit sizes from 45 sqm to 162 sqm. Commercial units are priced between EGP 116,000 and EGP 250,000 per sqm, while medical units range from 43 sqm to 83 sqm, priced between EGP 109,000 and EGP 130,000 per sqm. The units are meticulously designed to meet operational standards, with all front-facing units featuring outdoor spaces.
During the initial phase, special offers include discounts of up to 15%, down payments starting from 5%, payment plans extending up to 7 years, and a 40% discount for units purchased outright in cash.
